The project
Where exactly is Brick Residence?
In Ilino, Bar, on the Montenegrin coast — around 100 m from Šušanj Beach and a short walk from the promenade and the marina. Podgorica Airport is approximately 55 minutes away by car.
How many homes are there?
98 residences across two buildings (Lamela A and B): 5 studios, 74 one-bedroom, 13 two-bedroom and 6 three-bedroom homes.
How big are the homes?
Homes range from 33 m² to 151 m², depending on layout.
When will it be completed?
Handover is planned for April 2028 — the payment schedule runs to 15 August 2029.
Is there parking?
Yes, 98 parking spaces on site, with 24/7 video surveillance and secured access. Whether a space is included with a particular home is confirmed in your sales offer.
What is on site?
A lobby, lifts, a gym and an inner courtyard with a playground. Around a third of the plot stays open, green space.
Buying
How does the buying process work?
Choose a home, reserve it with 15% and the pre-contract, then pay seven instalments on fixed dates through to the final one in August 2029. Our sales team guides you through every step together with a local notary.
How do I reserve a home?
Tell us which layout you want. We hold it for you and prepare the pre-contract — the reservation becomes binding with the first payment of 15%.
What does the payment plan look like?
15% on reservation, then seven instalments of 10–15% each on fixed dates between August 2026 and August 2029.
Which currency do I pay in?
Euro. Montenegro uses the euro, so there is no exchange-rate risk for buyers from the eurozone.
Can I buy as a foreigner?
Yes. Buyers from abroad can purchase an apartment in Montenegro in their own name. You need a valid passport; we introduce you to a local notary who handles the registration.
Can I buy without travelling to Montenegro?
Yes. Many buyers complete remotely — documents are signed before a notary, and a power of attorney can be arranged if you cannot travel. Ask us for the current requirements.
After purchase
What happens at handover?
You receive the keys and the documentation, and the apartment is registered in your name. We walk through the home with you and note anything still to be corrected.
Can you look after the apartment for me?
Yes. There are ownership packages covering furnishing, upkeep and letting — the floor-plans page shows what each package includes.
